PREPARING THE HOME FOR MARKET

To get the highest price for the home... emulate a builder's model home as nearly as possible. That is no easy feat while living in a house, but the effort pays. It's all basic stuff. Condition drives value perception. 
Good preparation will make you more than it costs you. 

OUTDOORS
  • Lawn neat (mowed, trimmed).
  • Dead plants replaced. Shrubs pruned.
  • Fresh paint if needed. Replace damaged bricks.
  • Repair windows cracked or w/broken seal.
  • Replace damaged / missing screens.
  • Pool/Spa - make it sparkle.
  • Patio- Keep it neat. Yard furniture in good shape (or make it go away).

GARAGE

  • Remove unnecessary items.
  • Clean the floor & tidy the shelves.

 BATHS

  • Check caulking around tubs & showers.
  • Replace or clean shower curtain.
  • Repair leaking faucets. Re-grout tile if necessary.
  • Clean out cabinets. Straighten out linen closets.

 

KITCHEN
  • Just say NO to dishes in the sink 
  • De-clutter & straighten pantry & cupboards.
  • Replace counter tile grout if needed.
  • Clean oven & wax floor.
  • Be sure all sinks are clean and shiny.

 LIVING AREAS / BEDROOMS

  • Picked up / de-cluttered
  • Drapes & carpets clean.
  • Paint if needed. Note: If many colors paint, reduce number, lean toward neutrals.
  • Electrical & plumbing in working order.
  • Replace ALL burnt out light bulbs.
  • Clean windows inside & out.

CLOSETS

  • Clothes neatly hung, lights operable.
  • Shoes/loose items in boxes, neatly shelved.
  • Remove extra shoes & out-of-season items.

 

Buyers recall houses by memorable features, so if there is a source of odors in the home, best to deal with it. You don't want yours recalled as "diaper house" or "cat-box place". Those never beat "the one with oak floors".

If you *think* the carpet may need to be replaced, unfortunately it probably does. The good news... new carpet tends to pay for itself. If you need flooring, try Diamond Floors at (817) 831-0015. Unless you own a carpet company I doubt you'll find a better price. I've had them out on competitive bids, they haven't lost one yet.
