Buyers recall houses by memorable features, so if there is a source of odors in the home, best to deal with it. You don't want yours recalled as "diaper house" or "cat-box place". Those never beat "the one with oak floors". If you *think* the carpet may need to be replaced, unfortunately it probably does. The good news... new carpet tends to pay for itself.
